COMMERCIAL LEASE AGREEMENT
This Lease Agreement ("Agreement") is entered into
as of March 1, 2024, by and between Parkway Holdings
Group, a Delaware limited liability company ("Landlord"),
and Meridian Capital Partners LLC, a New York limited
liability company ("Tenant").
1. PREMISES
Landlord hereby leases to Tenant the premises located
at 1200 Avenue of the Americas, Suite 4700, New York,
NY 10036, comprising approximately 18,500 rentable
square feet ("Premises").
2. TERM
The initial term of this Lease shall commence on
March 1, 2024 ("Commencement Date") and expire on
February 28, 2034 ("Expiration Date"), unless sooner
terminated pursuant to the terms hereof.
3. BASE RENT
Tenant shall pay to Landlord base rent in the amount
of Forty-Eight Thousand Seven Hundred Fifty Dollars
($48,750.00) per month during the first Lease Year.
3.1 ANNUAL ESCALATIONS
Base Rent shall increase by three and one-half percent
(3.5%) on each anniversary of the Commencement Date.
4. COMMON AREA MAINTENANCE
Tenant shall pay its pro-rata share of Operating
Expenses, not to exceed five percent (5%) increase
per calendar year ("CAM Cap").
5. SECURITY DEPOSIT
Upon execution, Tenant shall deposit One Hundred
Forty-Six Thousand Two Hundred Fifty Dollars
($146,250.00) as security for performance.
6. RENEWAL OPTIONS
Tenant shall have two (2) options to renew this Lease
for additional periods of five (5) years each...
